Real Estate Manager

Report to:  Country Manager

Our client is an international company and one of the world’s largest footwear manufacturing.


This position is to plan and analyze store contribution to increase share of retail footwear market.  Process New, Renovation, Renew and Closure store as company’s plan and maintain relation with landlords and others.  Develop real estate team to serve company’s goals.

Responsibilities: 

  • To locate new retail stores of a potentially yearly minimum turnover, remodeling existing stores and relocating stores.

  • To analyze performance of existing stores and recommend closure of unprofitable stores.

  • To establish a standard store profitability calculation for all new stores, relocated and/or remodeled store.

  • To evaluate the turnover potential of any new store through traffic flow, comparison with competition, population records and other basic market research.

  • To ensure that lease agreements and renewals are written in the company’s interest and include special clauses required by the company.

  • To negotiate with store designers and contractors on store design, furniture and fixtures with the best possible cost and to submit plans and estimates for approval to Company Manager.

  • To maintain close personal contact with landlords, major shopping complexes and real estate people.

  • To personally visit all proposed location before any commitments are made. 

  • To negotiate best possible lease term for new stores and lease renewals.

  • To submit all tenancy agreements for the Company Manager to sign and arrange for registration.

  • To negotiate rent reductions in unprofitable stores where closing efforts remain without response.

  • Control monthly rental payments through the monthly rental schedule and the concessionaire report.

  • Maintain an up to-date pictorial record of all stores opened or remodeled.

  • To submit a detailed plan and estimated Capital Expenditure inclusive of the following information for the preparation of business plan:

    • Proposed opening of new stores

    • Proposed relocation of existing stores.

    • Proposed remodeling of existing stores.

    • Proposed closing of existing stores.

Qualifications: 

  • Minimum of 10 years working experience in site finding or property acquisition

  • Dedicated to work, creativity, and leadership skills.

  • Excellent in English.
